Position: Facilities Maintenance Technician, Operations/Facilities Maintenance, Hughes Main Library | Pay: $21.40 per hour, plus benefits
Position works 37.5 hours per week Annual salary: approximately $41,733 |

Schedule: Mon. – Fri. 8:00a-4:00p |
FUNCTION
Under the supervision of the Facilities Maintenance Manager, this position:
- Assists in the maintenance of HVAC equipment, plumbing, and electrical systems and various other maintenance tasks for the Library System.
- Performs specialized and assigned duties to ensure the repair and maintenance of Library System buildings, grounds and vehicular equipment.
- Performs work under general supervision, in accord with the Library System’s vision and mission, using good judgment in the application of policies and established procedures.
MINIMUM TRAINING & EXPERIENCE
- High school diploma or high school equivalency certificate (GED)
- Vocational/technical training in plumbing, mechanical, electrical and building and equipment maintenance
- Two years of facilities maintenance experience
- Some experience in plumbing and carpentry
- Some experience in HVAC maintenance and repair
- Other combinations of experience, education, and training may be considered
PHYSICAL REQUIREMENTS
Must have the ability to:

ADDITIONAL REQUIREMENTS
- Use of personal hand tools
- Use of personal vehicle with mileage reimbursement
- Valid S.C. driver’s license and good driving record
- Occasional evening and weekend work
- Potential exists for being called to a Library system location 24/7
EXAMPLES OF WORK PERFORMED

- Inspects buildings and grounds, troubleshoots equipment; performs preventive maintenance on a regular basis. (E)
- Installs new power and data cables.
- Assists with construction and renovation projects. (E)
- Moves, relocates and assembles furnishings and shelving. (E)
- Trims shrubs, trees and maintains vegetation along property borders. (E)
- Monitors and maintains detention ponds and storm water management areas including vegetation, rip-rap, fencing, etc. (E)
- Documents work accomplished, updates Manager daily on work activities, problems, etc., and completes work orders in a timely manner. (E)
- Paints interior and exterior walls and trim of buildings as needed; makes minor drywall repairs. (E)
- Assists in maintaining electrical equipment and wiring including fluorescent, industrial and general lighting fixtures; replaces light fixture components as needed. (E)
- Services plumbing in all buildings. (E)
- Performs minor carpentry projects.
- Monitors heating, ventilation and air conditioning (HVAC) control systems and makes changes as needed; programs and adjusts thermostats. (E)
- Replaces HVAC filters quarterly. (E)
- Assists in the maintenance and implementation of on-going energy conservation program.
- Assists with repairs and maintenance of DHEC required backflow prevention devices.
- Performs minor maintenance and repairs on Library System vehicles. Makes recommendations for major repairs to the Facilities Maintenance Manager. (E)
- Washes and cleans interior and exterior of all Library System vehicles including the bookmobile. (E)
- Purchases and maintains building and vehicle supplies through an on-going inventory and distribution system.
- Substitutes for absent Couriers; sorts, processes and delivers mail as needed. (E)
- Cleans accidental spills. (E)
- Cleans upholstery. (E)
- Spot cleans carpets and floor coverings. (E)
- Removes litter, debris, and other discarded items from buildings, parking lots, and grounds. (E)
- Transports paper recycling containers from each department of Main Library to the loading dock weekly. (E)
- Prepares for winter storms, removes snow and ice from walkways and parking lots.
- Cleans gutters and downspouts.
- Assists Security staff with maintaining and set up of meeting rooms at Main Library.
- Assists Security staff with evacuation drills and actual emergencies.
- Plans and adjusts work schedules to meet the needs of the Library System.
- Follows safe work methods to prevent injury. (E)
- Maintains regular and reliable attendance and remains compliant with the Library System’s Attendance Guidelines. (E)
- Performs other duties as assigned.
REQUIRED KNOWLEDGE, SKILLS/ABILITIES & CHARACTERISTICS
(Testing of computer skills may be part of the interview process for this position.)
- Ability to create procedural documentation in written and electronic formats.
- Ability to establish and maintain effective working relationships with Library System staff and the public.
- Ability to apply problem solving techniques and analytical principles to effectively identify and address problems with facilities and systems.
- Ability to use a personal computer for basic word processing and email.
- Customer service oriented.
- Ability to communicate concepts, general information, and task-oriented information in oral, written, and electronic forms.
- Knowledge of HVAC climate control terminology, technology, and maintenance.
- Knowledge of painting methods and practices
- Knowledge of electrical techniques, terminology, and corrective procedures
- Knowledge of maintenance of plumbing fixtures and related hardware.
- Knowledge of cleaning techniques, basic carpentry, elevator systems, grounds maintenance practices, OSHA regulations and safety practices.
- Ability to use cleaning equipment and a wide variety of hand and power tools.
- Ability to operate outdoor power equipment such as saws, trimmers, and blowers.
- Ability to operate and work from aerial work platforms.
- Arrives on time, works hours as scheduled and maintains a good attendance record.
- Preferred: Some knowledge of the Americans with Disabilities Act and public sector procurement practices preferred.
